Round Rock Crossing

A 450,000-square-foot power center located on the Southeast corner of SH-45 and IH-35, Round Rock Crossing required acquisition of eleven separate land parcels as well as build-to-suit  relocation requirements for two land/business tenants. Round Rock Crossing is in its third and final phase of build-out with tenants including Target, Best Buy, Michaels, Edwin Watts, Sports Warehouse and others. Total cost of the project is approximately $45 million.

Guadalupe 31

A mixed-use project designed by Dick Clark Architects, Guadalupe 31 is comprised of 38 condos above 18,000 square feet of boutique neighborhood retail shops. The projects entitlement process required land assembly, re-zoning, 11 variances from Austin’s Board-of-Adjustment as well as TCEQ and Austin Land Mark Commission approval. All permits were granted and construction commenced within a 14-month period. Upon completion, the project will cost approximately $10 million with a debt-free cash flow of over $500,000 per year. Bee Caves West

A 26,000-square-foot boutique retail development designed by Dick Clark Architects, Bee Caves West is located in the heart of Westlake Hills in Austin. The project’s permitting required an overlapping approval process with the City of Austin, Travis County and TCEQ regulatory agencies. The projects includes two buildings separated by tree canopies, crafted landscape decks and open space. Total cost of the project is approximately $10 million.

507 Pressler

A joint venture with Gables residential, 507 Pressler is a mixed-use project comprised of 160 luxury apartments above 27,000 square feet of neighborhood retail shops. The project’s entitlement process required land assembly, re-zoning, 11 variances from Austin’s Board-of-Adjustment as well as TCEQ approvals. Total cost of the project is approximately $35 million.

Howard Lane Business Park

With approximately 400,000 square feet in the last phase of completion, Howard Lane Business Park is a 29-acre master planned business park for warehouses and flex users. The park is located at the noretheast corner of Harris Ridge and Howard Lane next to Dell Computers' manufacturing center. It was originally a 68-acre track which was acquired by CCP in July 2002. After securing various entitlements, 23 acres is being sold to a residential developer and 3 acres will be sold as a commercial tract while the Harris Ridge Business Center will be developed by Capital City Partners, Inc.

Hartland Plaza Phase II

A 7-story, 120,000 square foot Class A office building located on 5th Street and Campbell, Hartland Plaza Phase II will be the tallest building West of Lamar Street. Views will include Downtown, Zilker Park, Lake Austin and Westlake Hills. The building is designed by Communication Arts with delivery date expected in 2009.
